The general location was convenient, although the entrance was difficult to locate. In saying that, the staff did provide excellent directions. The room was very spacious and the layout was good. Cutlery, plates and such were clean and I could tell that the room had been vacuumed before i got there. However, the carpet and furniture were stained, the walls had black marks all over them and there was visible dust on some of the furniture in the lounge area. There were two bathrooms, they were lovely, luxurious and clean. The mattress was uncomfortable, and probably is due to be replaced. There were a few things that could have made the stay a little bit better, there was a good tea and coffee selection but no milk in the fridge, there were no instructions for the washer dryer (and there was crusty wash. ng powder left in the washing machine) and the room is not soundproofed at all, there was an unnecessary window in the bedroom nook, if the wardrobe or a cupboard was there instead it would help in reducing the traffic noises. If you are just staying the night for business and don't need to worry about getting any sleep then this place would be pretty perfect. I will say even though I never saw any of the staff, all interactions with them were friendly and polite.

Firstly we got to the hotel and it’s next to an abandoned building completely run down and graffiti everywhere, next we discovered our door didn’t lock as lock was stuffed in some way, then there was coffee but no milk, last there was a stench of urine in one of the bathrooms. Beds were nice and comfy and room nice enough but not worth paying what I did to stay there. I won’t stay there again

Clean and simple but a bit faded in places (e.g. tatty carpet, stained tiles, a tear in the couch etc). Good location and lovely staff. Not being able to check in after work hours is a hassle. Punt Road is also very busy so the trade off for the view out over the MCG was a lot of noise. One of the blinds was also on backwards leading to even more light in the room at night. Odd choices like a coffee pod machine but no coffee pods, also the pods it does take are not the most common and lack of instructions for this made the whole thing feel like a poorly run ABnB rather than an actual hotel. Would stay again for business but probably not for leisure and not if I can find something better in the same price range nearby.

The property was situated next to a rather neglected building. No reflection on the unit in which we enjoyed. Very difficult access to the entrance of the building,. We arrived early (not intentially) Just needed a toilet, toilets locked. I relieved myself in the lane way.
